Residential Strata

Residential Strata Management in Perth

Residential strata schemes share the same fundamentals whether the building has six lots or two hundred. Money needs to be tracked, meetings need to reach decisions, maintenance needs to move forward and owners need to know what is happening.

At Strata Administration Services, each scheme is supported by a dedicated strata manager and our SupportMyStrata administration and finance team. You have one accountable contact, with a team behind them so nothing sits idle when your manager is unavailable.

Why choose us for your Residential Strata Management?

O1.

Budgets and levies that make sense

We prepare forward budgets and levy schedules based on your scheme's actual needs, including planned maintenance, insurance costs and capital works. Levies reflect reality rather than guesswork. Accounts are reconciled regularly and statements are available through the owner portal at any time.

O2.

AGMs and meetings that reach decisions

Meetings are planned around outcomes. We prepare compliant notices and agendas, run the meeting to decisions and issue minutes promptly with an action log showing who owns what and by when. No follow-up is required to find out what was resolved.

O3.

Maintenance that does not drift

Common property issues are logged, scoped and coordinated with contractors from the first report through to completion. We maintain preventative schedules for lifts, roofs, pumps and other building systems, reducing avoidable call-outs and unplanned costs. Job status is visible in the portal throughout.

O4.

Dedicated manager, capped portfolio

Your strata won’t get lost in a mega-portfolio. Each manager has a capped number of schemes, so you get faster responses and consistent follow-through.

What This Means for Your Council

Strata councils come to us for consistent reasons: slow replies, unclear financials, maintenance that never quite reaches completion and no single person accountable for the outcome. Here is what changes:

One contact, backed by a team

Your dedicated manager leads. Our SupportMyStrata team maintains continuity when they are in meetings, on leave or handling another scheme, so enquiries are acknowledged and progressed rather than queued.

Financials you can follow

Reconciled accounts, a forward budget and levy schedules are available on demand through the portal. No end of quarter surprises.

Maintenance with a close date

Jobs are scoped clearly, contractors are briefed properly and progress is recorded. Issues move from reported to resolved rather than sitting on a list.

A portal that shows the full picture

Levies, statements, minutes, notices, insurance documents and job updates are visible to owners and council members at any time, without needing to call or email for a status update.

How it Works

01. We review your scheme

We look at your current budget, levy schedule, maintenance history and records. If there are gaps or upcoming risks, we flag them before taking over.

02. Onboarding

Your scheme is set up in our system including ledgers, levy schedule, insurance, contractors and owner details. Portal access is issued to owners and council members. Where you are switching from another manager, we coordinate the handover so service continues without a gap.

03. Ongoing management

From there, the work follows defined processes. Monthly reconciliations, structured meeting preparation, preventative maintenance scheduling and insurance renewals managed ahead of expiry. You see progress through the portal and your manager contacts you when a decision is needed.

04. You stay informed

Decisions are documented, actions are assigned with due dates and anything requiring council input comes to you with context and a clear recommendation.
