Levies & Payments
How can I pay my levies?
You can pay via StrataPay, BPAY, credit/debit card (fees may apply) or bank transfer. Always include your unique reference so the payment is applied correctly.
Can I see my levy history and receipts?
Yes. Levy statements and payment history can be downloaded from the Levies/Statements
What happens if my levies fall into arrears?
We follow a structured process for reminders and follow-up. If you anticipate difficulty meeting a due date, contact your manager early so options can be discussed.
Portal & Documents
How do I access the owner portal?
Go to Client Login. Use “Forgot password” if needed. If you still cannot log in, contact our office and we will resend your credentials.
Where do I find minutes, notices and by-laws?
These are stored in the Documents/Minutes area of the portal. If a specific document appears to be missing, contact our office.
Can I update my contact details?
Yes. You can update your details in the portal, or email our office and we will amend the strata roll.
Meetings & Administration
How do you help keep meetings under an hour?
We use structured agendas and clear decision points to avoid unnecessary repetition.
How soon are minutes available?
Minutes are issued promptly after the meeting, with resolutions and actions clearly recorded.
What if I can't attend a meeting?
If you're unable to attend a meeting, you can appoint a proxy or submit a motion for consideration. We provide the necessary templates and guidance, and ensure meeting notices and documentation comply with WA strata requirements.
Insurance & Compliance
What insurance does a strata typically need?
Most schemes require building/strata cover for common property, public liability and, where relevant, office bearers’ liability and workers’ compensation. We work with brokers to confirm what applies to your scheme and present options accordingly.
How often should we obtain a valuation?
Many schemes review the sum insured via a professional valuation at regular intervals (for example, every 2 years). We can arrange this and record the agreed interval.
How many quotes do you provide at renewal?
Who decides on a claim?
Underwriters determine claim outcomes. We manage lodgement, evidence and if required, liaise with the brokers assessor keeping you updated on your claim progression.
Where do we find policies and certificates?
Policies, certificates and related documents are available in the portal.
Maintenance & Repairs
Do you handle urgent repairs?
Yes. During business hours, urgent hazards (for example, significant leaks, electrical risks or security failures) are prioritised and escalated with appropriate contractors. After hours, owners should follow the website’s emergency instructions.
How do I report a maintenance issue?
Complete our Maintenance Request Form and include a brief description of the issue along with any relevant photos.
How many quotes do you obtain?
For larger works, we recommend a sensible number of quotes based on cost, risk and timing. Scopes and quotes are provided to the strata council before any decision is made.
Do you manage warranty and rework?
Yes. Warranty details and completion photos are maintained with the job record, and we coordinate any necessary re-attendance.
Financial Management
Do you manage arrears?
Yes. Arrears follow a structured, council-endorsed process with reminders and staged follow-up.
Can we see statements and invoices?
What if insurer or contractor delays occur?
We keep you informed of any third-party delays and update expected timeframes. Our standards apply to the work we control; external timelines may vary.
