Strata Emergencies – What To Do Now
In any emergency, your first priority is safety and preventing further damage. Use the steps below to stabilise the situation before contacting Strata Administration Services.
Strata Administration Services operates Monday to Friday, 9:00am–5:00pm (AWST).
If there is any risk to safety or further significant property damage, act immediately using the steps below before contacting us.

Life-threatening or major events (call first)
Call these services first in any life-threatening or major event.
Water & Gas
Suspected gas leak
- Turn off gas at the meter or isolation valve if safe to do so.
- Ventilate the area by opening windows and doors; avoid flames, sparks and electrical switches
- Contact your gas supplier’s emergency line (e.g. ATCO Gas 13 13 52)
- Once safe and stable, notify SAS during business hours.
Major water leak/burst pipe
- Shut off water at the isolation valve within your lot, or at the main if accessible and safe.
- Contain water where possible and take clear photos of the affected area.
- Contact a licensed plumber, 24/7 Emergency Plumbing contacts are below.
- After the situation is stabilised, notify SAS in business hours.
Roof Leak
- Move items away and contain water where possible.
- Do not access the roof or attempt repairs.
- Take photos of the affected area.
- Contact an approved contractor if urgent.
- Notify SAS in business hours for follow-up.

Electrical & Power
Fallen or low power lines
- Stay well clear and keep others away from the area.
- Contact the network operator’s emergency number (e.g. Western Power 13 13 51).
- Do not attempt to move or touch any cables.
- Once reported, advise SAS.
No power in your unit
- Check your RCDs/safety switches and reset if safe.
- Unplug appliances and test them one at a time.
- Check the outage map or updates from your power provider.
- If the issue appears isolated to your unit or a common area only, contact a licensed electrician, 24/7 Emergency Electrical contacts below, then notify SAS.

Security, Glass & Doors
Break-in / damaged glass
- For immediate threats, call 000. For non-urgent police attendance, call 131 444 and record the incident number.
- Arrange an emergency glazier to make the area safe, 24/7 Emergency Glazier contacts are below.
- Take photos of the damage and keep all invoices and incident details for insurance and records.
- Notify SAS with a brief summary, the incident number and supporting documents.
Lost keys / locked out
- Contact a licensed locksmith.
- In most cases, lock-out attendances and additional keys are an owner/occupant cost.
- If common-property locks or access control are affected, please advise SAS.

Lifts, Vehicle Gates & Access
Lift fault
- Use the lift contractor’s emergency or service number displayed inside the lift car or in the lobby. Once reported, advise SAS for records and follow-up.
Vehicle gate stuck open or closed
Do not force the gate. If safe, secure the area to prevent unauthorised access and contact of the gate/automation contractor. Then notify SAS.
After an Emergency
Who pays for what?
Responsibility will depend on whether the issue relates to common property or within a lot:
- If you appoint a contractor directly, you may be required to pay them at the time of attendance.
- If the issue is clearly common property, reasonable costs may be reimbursed, subject to Council approval and scheme by-laws.
- If the issue is within your lot (or due to lot-specific fixtures), costs are typically the owner or occupant’s responsibility.
Always keep:
- Photos of the issue and any damage
- Contractor invoices and receipts
- A brief timeline of what occurred
Provide these to your manager so that responsibility and any insurance implications can be properly assessed.

- Public utility response times, insurer approvals and specialist contractor availability may affect how quickly issues are fully resolved.
- Throughout the process, we focus on keeping you informed of the next action and expected timing.
